Polished concrete has become one of the most popular floor finishes in commercial, retail, and residential spaces — and for good reason. It’s durable, low-maintenance, attractive, and it turns the slab you already have into a finished floor. But a great polished floor isn’t luck. It’s a process, done in the right order with the right tools. Skip a step or rush a stage, and it shows in the final finish.
Here’s how concrete polishing actually works, start to finish.
What “Polished Concrete” Really Means
True polished concrete is mechanically ground and refined through progressively finer diamond abrasives until the surface reaches the clarity and gloss you want — much like sanding wood from coarse to fine, then buffing it to a shine. It’s different from a coating or a topical sealer sitting on top of the concrete. With polished concrete, the shine is the concrete itself, refined.
That’s why the process matters so much: each step removes the scratches left by the one before it, and the final gloss is only as good as the steps that came before.
Step 1: Grinding — Open Up the Surface
Every polished floor starts with metal-bond diamond grinding. This first stage does the heavy work: removing coatings, adhesives, or surface imperfections, flattening the floor, and opening up the concrete so it’s ready to be refined.
You start with a coarse metal-bond diamond and work through the grits. How aggressive you start depends on the floor’s condition — a floor with old coatings or high spots needs a more aggressive first cut than a clean, flat slab. This stage is done with a concrete floor grinder fitted with metal-bond tooling.
Get this stage right and the rest of the job goes smoothly. Rush it — leave scratches or an uneven surface — and every later step has to fight to fix it.
Step 2: Densify — Harden the Slab
Once the concrete is ground and opened up, most floors get a densifier (also called a hardener). A densifier is a liquid that penetrates the concrete and reacts chemically to harden the surface from within.
Why it matters: a denser, harder surface polishes to a higher, longer-lasting shine, and it resists wear and dusting over time. On softer concrete especially, densifying is what makes a durable high-gloss finish possible. Whether you densify — and at which step — depends on the floor and the finish you’re after.
Step 3: Resin Polishing — Build the Shine
This is where the floor goes from “ground” to “polished.” Using resin-bond diamond pads, you work the surface through progressively finer grits, each one refining the scratch pattern left by the last, building clarity and gloss as you climb.
This is the stage where the FL-07 diamond pads come in. The FL-07 is Substrate Technology’s patented, best-selling resin-bond polishing pad — a semi-metal bond pad with a built-in dense foam riser that produces scratch-free, swirl-free, high-gloss finishes. Run dry, the pads carry the floor through the polishing progression:
- 3C (50 grit) — initial resin polishing
- 4C (100 grit) — refines the scratch pattern
- 5 (200 grit) — intermediate polishing
- 6 (400 grit) — higher gloss development
- 7 (800 grit) — fine polishing
- 8 (1500 grit) — final polish
Each pad removes the scratches from the previous grit. Skip a grit to save time and you’ll usually see it in the finish — the shine won’t be as clear or as even. Patience through this stage is what separates a good floor from a great one.
Step 4: Finish — Maximum Gloss
For the highest clarity and that final “pop,” a finishing pad takes the floor the last step. The LUX pad adds extra clarity and shine, and the SBX (Super Buff LUX) pad delivers maximum gloss finishing. This is the stage that gives a showroom or retail floor that deep, reflective look.
Step 5: Protect and Maintain
Many polished floors get a stain guard or protective treatment at the end to help resist staining and make everyday cleaning easier. From there, polished concrete is remarkably low-maintenance — routine cleaning and occasional burnishing keep it looking sharp for years.
Don’t Forget Dust Control
Concrete grinding and polishing release respirable silica dust, which is both a serious health hazard and an OSHA compliance issue. Dry polishing without proper dust capture isn’t just messy — it’s dangerous and non-compliant.
